M&E Global is providing full MEP, lighting, low voltage, fire alarm, utility coordination, and energy modeling services for a new mixed-use building in downtown Portland. The project transforms a long-vacant urban lot into a vibrant three-story development with ground-floor commercial space and 50 residential units above, supporting city revitalization and increased housing density.
The design includes innovative energy strategies to meet Oregon’s strict energy code within a constrained site and leverages a collaborative approach with Woodblock Architecture and CE John to deliver efficient, flexible systems that support long-term sustainability and tenant adaptability.
M&E Global, in partnership with Total Mechanical Inc. (Camas, WA), is delivering a Design-Build upgrade to the chilled water plant serving one-third of the MAC campus. The project replaces a legacy centrifugal chiller with two high-efficiency Daikin Mag-Lev chillers totaling 562 tons, enhancing system resiliency, capacity, and energy performance. A new draw-through cooling tower with improved airflow and water makeup capacity replaces the undersized existing unit.
The upgrade also includes a refrigerant evacuation system retrofit using an existing exhaust system, supporting the use of low-GWP refrigerants. Advanced controls will enable chilled water temperature to reset based on coil valve position, optimizing part-load efficiency and aligning with MAC’s sustainability goals.
M&E Global partnered with Pacific ECS and the Energy Trust of Oregon to conduct a comprehensive energy assessment of the central steam plant at the Multnomah Athletic Club—Portland’s historic, 620,000 sq ft athletic and social facility serving over 21,000 members. The study evaluated the performance of three ageing 200 HP boilers that support heating for pools, domestic hot water, and HVAC systems. Analysis revealed significant efficiency losses, frequent short cycling, and system failure risks.
The team modeled multiple upgrade and replacement scenarios, quantifying reductions in boiler startups and natural gas usage. Recommendations included full replacement with high-efficiency boilers to improve turndown capability, enhance resiliency, and support long-term sustainability. The study provides a strategic roadmap for mechanical system investment aligned with MAC’s operational and environmental goals.
